Finding a rental that fits your size, budget and location needs can certainly be a challenge. In our area, the demand seems to outweigh the supply quite often.
Available rentals for the 45+ properties I manage are always posted on this website as well as many other popular internet sites. Rentals include single family homes, mobile homes and apartments ranging in price from $350 to $1000+.
My eye is always on the rental market so I can also help you search listings offered by other agents and individuals. Completing the Finding a Rental form is a quick and easy way to let me know what your needs are.
I work very hard to match the right tenant with the right property because I feel it's the best way to protect the interests of the property owner and provide tenants with a comfortable home that fits their needs. Here is what I look for in prospective tenants:
Income:
The rent payment is 30% or less of gross monthly income. Example: Income is $1500/mo, rent payment is $450 or less.
Credit:
Perfect credit is not required. However, unpaid bills such as utility, cell phone or credit cards are considered more heavily than bankruptcies or foreclosures.
References:
A good reference from a current/previous landlord is ideal. In some cases, employment and personal references may be suitable. A bad reference or no references at all will make it difficult for your application to be approved.
Move-in Funds:
It's expensive to move! In most cases, first month's rent, security deposit equal to one month's rent and any applicable utility deposits are required. Example: $400 rent, $400 security deposit, $475 gas, electric, water = $1275.
Rental Application:
A completed Rental Application is required on all properties. Typically, I will ask that the application be completed prior to showing available properties. Occasionally, I will show a property based on the answers to 4-5 questions asked during a phone interview.

Leases:
The majority of owners require a one year lease. Understandably so, considering maintenance expenses and loss of revenue on vacant properties due to turnaround.
Pets:
Some owners allow pets, some will consider pets with a strong application, some will absolutely not. Each property owner has a preference and that is typically specified in the property description. Virtually all owners will ask for a non-refundable pet fee and/or additional monthly fee.
Utilites:
Property owners typically require tenants to transfer utility services into their name prior to occupancy. This could include electric, gas, water as well as any television/internet services.
While it seems like a lot of information to process up front, it is also beneficial in many ways to have a Property Manager as a "go-between" with an owner.
